PRESIDENT'S PEN:
Good day to all Area J Members.  Snow has been in abundance this winter, it seems, and we may still receive more.  It has been nothing like the East Coast has received.  And if you notice, days are getting longer now.  The Area J Board has been reviewing all elements of our operations over the past few months.  A group of members will be reviewing the House & Grounds rules, which seem to be slightly out of date.  They are still the rules and everyone must abide by them, but a good review may turn up some points to be altered.   Please call the office if you would like to serve on this committee.

Our new budget is in place.  Last year ended with a slight surplus of income over expenses, but since we are a non-profit cooperative corporation, our 2010 income will equal expenses.  There is no surplus carryover.  The $5.00 per month increase in Carrying Charges allows for the balanced budget.


As Spring approaches, we all look forward to sunshine, warm rain, and soon-to-see beautiful green.  Please mark your calendar for the Annual Membership meeting Wednesday, April 28th, at 8:00 p.m. at Freedom Hall.  It is an enjoyable evening, with presentation of plans, election to fill Board seats, and some prizes to take home.  You will hear more information on this important meeting.

MANAGERS COMMENTS:

Remember, we pay you to find new member/owners. With 30 plus units for sale, in the present economic downturn, we urge you to help find new residents for Area J, and make some pocket money at the same time.  Word of mouth still spreads the good news about the co-ops better than any other form of advertising.

Capital Improvements will continue in 2010, in line with our new budget.  Front porches will be replaced on an as need basis.  Sewer linings and prime door replacements will also continue as we are in the last two years of these projects.

 Remember, to fill out an alter dwelling form at the office for approval of any improvements to your unit that would “alter” the building in any way.  A good example would be this new first floor half bath. It was completed before one of our new members moved in this year.
