Thank you to the 120 Area J members who came out to make the 47th Annual Area J Cooperative meeting a success. Congratulations to Renee Cruikshank-Ward and Joan Frontczak for their uncontested re-election on the Board of Directors for another three year term. The meeting ran smoothly as all of our officers read their reports as well as our insurance, audit, legal, and management representatives. This year 68 Area J members won very nice prizes donated by 26 of our vendors/contractors. The Board was very pleased with the outcome of the evening. The Board, while working to stay within our budget, will continue to complete some of the major capital improvement projects we have begun: sewer linings, and the front & rear door replacements. We are hoping to finish these two major project over these next two years. M&M Roofing has just completed new roofs, downspouts, gutters, and their “Leafless Gutter System” on 4 buildings that were in much need of replacement. Willco Construction will begin shortly on several necessary front porch replacements. The Area J House & Grounds Manual is currently being updated. The Grounds Committee will be going through the manual to help update the 1992 revised copy. Any and all revisions will have to be approved at an upcoming Board of Directors meeting. Members, remember to fill out an alter dwelling form and turn it into the Area J office for approval when altering the building portion of your unit in any way, i.e. new cabinets, floor sanding, new flooring, satellite dishes, dishwasher installation, etc. Forms are always available at the office, and can also be faxed to you. Spring rains have certainly made everything green. Sam and Phil have flowers and trees looking great. We continue to receive comments from neighbors and visitors to Park Forest regarding the attractive appearance of Area J. All comments are appreciated. One of our concerns is people who dump garbage in the parking lots and on the grounds. We provide garbage containers in various locations on the grounds, and we empty them. Please be considerate of where you dump your ashtrays and bags from your automobile-DON’T just throw it out in the parking lot or on the grass or sidewalks. If you see other folks doing this, please tell them there are appropriate places to throw away their junk, but certainly not on the ground. And you can call the office to let us know if you see folks doing this. From the Annual Meeting, there was a question regarding the Area J balanced budget. As a point of clarification, the hand out we gave to all members as they entered the meeting reflected all expenses, including capital items from 2009. Our auditors later take out the capital items and amortize them over time to reflect the true current year expense. So there is a difference of $504,886 of expenses that were capital improvement items shown in the handout condensed financial statement. Please call the office with any questions.
