![Text Box: What does Area J Cooperative offer for residents? This is a question we often hear from folks who don’t know about a cooperative, especially a Market Rate cooperative.
We offer a wonderful home for a reasonable cost. We are not “low cost” housing, but our cost for purchase is reasonable, and our monthly fees (called Carrying Charges) are reasonable. Most two bedroom units sell for $12,000 to $20,000, while most three bedroom units sell for $18,000 to $35,000. Compare this with many condominiums that sell for $150,000 to $300,000.
Our monthly Carrying Charges average $450.00. This includes: (1) all building structural maintenance (2) the cost to repair/replace furnaces, air conditioners, water heaters (3) all real estate taxes (4) interest and principal for Capital Improvement loan [you may deduct your share of the taxes and interest on your individual tax returns, if you itemize deductions] (5) Parking lot and sidewalk maintenance (6) Landscaping, lawn and tree maintenance, except for a small portion of yard next to your home.
Area J Housing Cooperative offers the resident a very reasonable housing value, with nearly 1,500 square feet of space, and the opportunity to get acquainted with almost 400 neighbors, all of whom are anxious to welcome you to your new home.
